01 / A plan that fits

Choose the right starting point.

Opening a new location, managing an existing building or responding to a pest sighting? Start with the service you actually need.

Ongoing prevention

Monthly pest management

A scheduled program for an operating restaurant, commercial building or managed property. Establish a baseline, monitor activity and keep an organised service record.

  • Monthly inspections of the agreed interior and exterior areas
  • Checks and servicing of the monitoring devices in your plan
  • Targeted treatment when indicated and included in scope
  • A written visit report, action list and next-service plan

Initial setup, covered pests, devices, callbacks and any unit treatments are defined in your quote. Active infestations may need closer follow-up.

Discuss a monthly program

Before you take possession or open

One-time inspection & report

A baseline pest inspection before a lease handover, move-in, restaurant opening or reopening. Understand visible concerns before equipment, stock and occupants arrive.

  • Inspection of accessible rooms and agreed exterior areas
  • Rodent evidence, possible entry points and insect activity
  • Documented findings, photos where appropriate and access limits
  • Prioritised treatment, sanitation and repair recommendations

Inspection-only is available without a recurring plan. Treatment, devices, repairs and reinspection are separate unless specifically included.

An issue needs attention now

Inspection, treatment & follow-up

For a confirmed pest problem, a staff sighting or concerns raised during an inspection. We assess the evidence and recommend a defined course of action.

  • Pest identification and assessment of affected areas
  • A treatment proposal with preparation and access instructions
  • Source and entry-point recommendations
  • A follow-up schedule based on the findings

Tell us about any opening deadline or inspector's notice when you contact us. Attendance and reporting timing are confirmed before booking.

02 / Restaurants & food businesses

Protect the kitchen. Keep the record.

Restaurants, cafés, takeaways, commercial kitchens and food retail need more than a visit that ends with “we sprayed”.

We agree on the inspection areas, assess visible pest evidence and explain the actions for both the technician and the operator. Your report identifies work completed and the sanitation, storage or repair issues that still need attention.

Tell us about service hours, food preparation, deliveries and any previous pest activity. Treatment is scheduled around the operation where possible, with product-specific preparation and re-entry instructions.

Opening or taking over a restaurant?

Arrange a one-time inspection before stocking or opening, or before accepting possession where access is available. Share your floor plan, previous reports and target date. Confirm the inspection scope and report-delivery date in advance.

Plan a pre-opening inspection
01

Kitchen & equipment

Accessible edges and voids around cooking equipment, refrigeration, dishwashing and service counters. Fixed or heavy equipment is only moved by an authorised person when safe.

02

Stockrooms & receiving

Dry storage, incoming packaging, stock rotation, shelving access and loading or delivery doors.

03

Waste & wet areas

Refuse storage, bin areas, moisture, drain-related activity and cleaning gaps that need attention.

04

Basement, utilities & exterior

Accessible utility spaces, pipe penetrations, door gaps, perimeter conditions and signs of rodent entry.

03 / Building owners & property management

One clear scope. Fewer loose ends.

For apartment and condominium buildings, mixed-use properties, offices, retail sites and warehouses, define exactly what is being inspected, treated and reported.

Common areas & building systems

Define the rooms covered: waste and recycling areas, storage, laundry, utility rooms, basements, parking and the agreed exterior. Inaccessible spaces are recorded, not assumed clear.

Tenant units & turnovers

Arrange individual unit inspections or treatments alongside the common-area program. Unit access, tenant communication, preparation and separate charges are agreed with the manager.

One property or a portfolio

Use a consistent reporting format across agreed sites, with site-specific findings and action items. Each property's pests, devices, visit frequency and contact arrangements are scoped separately.

Before the visit: agree on keys and access, the site contact, affected units, preparation, tenant notices where required, reporting recipients and approval for any additional work. We do not assume a common-area plan covers every unit or pest.

04 / Mice & rats

Rodent control starts with the route in.

Document the evidence, deal with accessible entry concerns and monitor the result. A station alone is not the whole plan.

01

Inspect and record evidence

Check agreed accessible kitchens, stockrooms, utility areas, basements and exterior routes for droppings, gnawing, tracks, burrows and possible access points. Distinguish observations from suspected routes.

02

Set out the exclusion work

List door, pipe, vent and building-envelope gaps with recommended corrective action. Identify work for the owner or a qualified trade; any sealing we undertake is agreed and priced in advance.

03

Place and map devices

Where included, install appropriate traps, monitors or tamper-resistant stations. Record device IDs and locations so the manager can identify them and later readings can be compared.

04

Recheck rather than assume

Review device activity and outstanding repairs at the follow-up. An active rodent issue may need an initial recheck in 1–2 weeks, or sooner when indicated, rather than waiting for the next monthly visit.

Keep staff away from contaminated areas and do not dry-sweep or vacuum rodent droppings. Discuss safe cleanup and food-area precautions with an appropriate professional. Health Canada cleanup guidance.

Request a rodent inspection

05 / Documentation you can use

A detailed inspection report. Not just an invoice.

Give your operator, landlord or property team a clear record of what was found, what was done and what still needs to happen.

One-time reports provide a baseline for a pre-opening, pre-occupancy or handover decision. Recurring visit reports document the agreed service and help compare activity over time. Photos are included where useful and permitted; access restrictions are recorded.

Ask for rodent findings and the device register to be included. Where monitoring stations or traps are installed, their IDs and locations are recorded on a site plan or location map.

Need a particular report format?

Send your landlord, insurer or auditor's requirements before booking. We confirm the deliverables and timing, including whether a separate reinspection or additional documentation is needed.

Pest-control records support your operation. They do not replace approval.

Ontario food-premise operators must retain pest-control records for at least one year. Keep service reports with your own monitoring and corrective-action records. Our inspection is not a public health inspection, an occupancy approval or a guarantee that an auditor will pass a site.

06 / Pest-specific support

Different pests need different plans.

The quote identifies which pests and areas are covered. Specialist treatments and wildlife exclusion are not automatically included in a general monthly program.

07 / Service coverage

Across Southwestern Ontario and the 401 corridor.

Commercial enquiries are welcome across our service area, including Windsor–Essex, the London area, Waterloo Region, Brant and Oxford, Hamilton and Halton, Niagara and the western GTA.

Share your city or postal code and the location of each property. Route availability, travel, site access and appointment timing are confirmed before booking. Further locations can be discussed by arrangement.

08 / Questions from operators

Before you book, know what to expect.

Practical answers about monthly service, opening inspections, rodent reports, access, pricing and follow-up.

Do you offer monthly commercial pest control visits?

Yes. We can quote a monthly program with scheduled inspections, agreed device servicing, appropriate treatment within scope and a written visit report. The starting condition, pests, areas and risk determine the plan. An established infestation can require additional visits before routine maintenance is appropriate.

Can I book just one inspection before opening or taking possession?

Yes. Request an inspection-only visit before opening a restaurant, taking over a lease, accepting a unit handover or moving into a commercial space. You receive the agreed inspection report and recommendations. There is no requirement to buy a monthly program, and treatment is not automatically included.

Is the inspection or report free?

Requesting a quote is free. An on-site inspection, written report, treatment, device installation and reinspection are professional services. We confirm their price, applicable tax, scope and expected report-delivery timing before you agree.

Will you inspect for mice and rats as well as insects?

Rodent inspection can be included in both the one-time inspection and recurring program. Ask for the whole-unit scope: accessible kitchen, storage, basement or utility rooms and exterior. We record evidence, suspected entry points and inaccessible areas, then explain the recommended next steps.

Do you seal entry points or give us a repair list?

We identify visible access concerns and provide an action list. Sealing or exclusion work is only included when stated in the quote. Structural, roofing, electrical, plumbing or fire-rated repairs may need a qualified trade. The report helps separate pest-control work from repairs for the owner or contractor.

Are rodent traps and bait stations mapped and checked?

When devices are part of the agreed program, we record their IDs and locations and check their condition and activity during scheduled visits. We choose device types and locations for the pest, site and product-label restrictions. Devices are not placed where they could contaminate food or create an avoidable exposure risk.

What happens if we see activity between monthly visits?

Contact us with the location, time and a photo if it can be taken safely. We review the report and advise on the next step. Callback coverage, covered pests, attendance targets and any extra charges are set out in the written plan; monthly service does not automatically mean unlimited visits or all-pest coverage.

Is a monthly pest-control contract legally required for every restaurant?

Ontario's Food Premises Regulation requires pest prevention and records of pest-control measures, but section 13 does not prescribe a universal monthly contractor visit. Frequency should suit the operation and any specific requirements from your public health inspector. A monthly program is a service option, not a substitute for your own daily checks and sanitation.

Can your report be used for a public health inspection or audit?

Our records can support your pest-control file and show findings, actions and follow-up. Tell us about an inspector's notice or auditor's checklist before booking so we can confirm the documentation scope. A pest-control report is not a health inspection, food-safety certification, clearance certificate or guarantee of approval.

How long should a food business retain pest-control records?

Ontario Regulation 493/17, section 13(2), requires food-premise operators to retain records of pest-control measures for at least one year after they are made. Your organisation or auditor may ask for longer retention. Keep service reports alongside your own monitoring and corrective-action records.

Can treatment happen outside trading hours?

Share your service hours, delivery times and preferred appointment window. Early, late or quieter-time visits can be discussed, subject to availability. We confirm access, preparation and any interruption before booking rather than promising that all work can take place while you operate.

Do staff, customers or tenants need to leave?

It depends on the treatment, location and product label. We explain which areas need to be vacated, how food and equipment must be protected, and the re-entry or cleaning instructions. There is no single safe waiting time for every treatment. Tell us about children, pets and sensitive occupants in advance.

Does a building plan include every apartment or tenant unit?

Not automatically. A common-area program and a unit treatment have different access and treatment requirements. We list the included spaces, covered pests and unit allowances in the quote. Additional unit work, bed bug treatments or adjacent-unit inspections are agreed separately unless included.

Can you work with an existing pest-control program?

Yes. Share previous reports, device maps, product records and any recurring activity. We assess what needs continuing or changing. Existing devices are inspected and their ownership clarified before they are moved, reused or replaced.

What affects the price of commercial pest control?

The property size and use, affected pests, activity level, access, devices, number of areas or units, visit frequency and reporting requirements all matter. Initial remediation, installation, exclusion repairs and routine monthly maintenance may be priced separately. You receive the total and exclusions before authorising work.

Can you respond before an opening date or a follow-up inspection?

Tell us the deadline when you enquire, including when you need the written report. We confirm what appointment and reporting timetable is available. Do not assume that treatment immediately clears a property or that our visit changes a public health inspector's requirements.

Can you provide licence and insurance information for onboarding?

Request the applicable operator and technician licence information and proof of insurance for your vendor file. Share any site induction, insurance-certificate or other onboarding requirements before booking so the required documents and access arrangements can be confirmed.

What does your service guarantee cover?

The written quote or service agreement sets out any re-service guarantee, including the covered pest and areas, duration, follow-up visits, customer preparation and exclusions. Inspection-only visits document observed conditions at that time; they do not promise that hidden pests are absent or that future entry cannot occur.
